Residential Property Price Indexes: Spatial Coordinates Versus Neighborhood Dummy Variables

نویسندگان

چکیده

This paper addresses the following question: can satisfactory residential property price indexes be constructed using hedonic regression techniques where location effects are modeled local neighborhood dummy variables or is it necessary to use spatial coordinates model effects. Hill and Scholz (2018) addressed this question found, their model, that was not obtain for Sydney. However, did estimate separate land structure properties. To construct national balance sheet estimates, have indexes. The present in context of providing coordinate used a modification Colwell’s (1998) interpolation method. viewed as general nonparametric method estimating function two variables.

Estimating Dynamic Price Indexes

Price indexes are summary statistics meant to convey a comparison of prices at one time (or place) to another. The raw ingredients from which a standard price index is constructed are the ratios of the price of an item at one time period to the price of the same item at another. Goods which disappear after the initial time period, or first appear in the second, thwart constructing these ratios....

Open space, residential property values, and spatial context

We use hedonic analysis of home transaction data from the Minneapolis–St. Paul metropolitan area to estimate the effects of proximity to open space on sales price. We allow the effects of proximity to vary with demographic and location-specific characteristics and include fixed effects to control for observed and unobserved neighborhood characteristics. We find that the value of proximity to op...

On Dummy Variables of Structure-Preserving Transformations

A method is given for obtaining equivalence subgroups of a family of differential equations from the equivalence group of simpler equations of a similar form, but in which the arbitrary functions specifying the family element depend on fewer variables. Examples of applications to classical equations are presented, some of which show how the method can actually be used for a much easier determin...

Quantitative RestRictions and Residential WateR demand: a spatial analysis of neighboRhood effects Quantitative Restrictions and Residential Water Demand: A Spatial Analysis of Neighborhood Effects

This article investigates the role of spatial pattern in residential outdoor water use and implications for the efficacy of non-price restrictions. Drawing on a spatially explicit dataset, the analysis characterizes latent neighborhood effects in households’ outdoor water use and how these effects vary during water restrictions. Results illustrate that spatial patterns in water use vary across ...

Regional Hospital Input Price Indexes

This paper describes the development of regional hospital input price indexes that is consistent with the general methodology used for the National Hospital Input Price Index. The feasibility of developing regional indexes was investigated because individuals inquired whether different regions experienced different rates of increase in hospital input prices. The regional indexes incorporate var...
